TIPS ON BUYING

Finance: Don't even start looking for your first home before you obtain a letter of offer from a financial institution.

A letter of offer will last approximately three months, and even if you don't find a suitable property within this time, it is quite simple to have it renewed.

The main reason that this is that if you put a bid on a property, one of the first questions you will be asked is what your financial situation is. While we will certainly take any offer you put forward, we will never go ‘sale agreed' with a buyer without finance.

Location

This is crucial, whether you plan to upgrade in a few years or live all your life in your chosen property. If you don't like the area you are unlikely to settle, regardless of what the house itself is like.

Ask questions

Never be afraid to ask questions. We answer any or all of your questions as best we can. You need to be as informed as you possibly can.

The obvious questions to ask are about the house itself - for example, does the extension have planning? Has the heating or wiring been upgraded in recent years? What direction does the garden face?

However there are other, less obvious, questions that could put you in a better position if you are planning on bidding on the property, including what the vendor's situation is and whether they are trading up or down.

If they are trading up, the chances are that they require a certain figure for the property in order to purchase their new home. If this is the case, ask what their minimum sale figure is; we may not tell you but there's no harm in trying.

The buying / maybe bidding

For some reason a lot of buyers like to sit on the fence and wait for the sale to be almost closed before putting in an offer. This does not make sense for one main reason: if you are interested in a property that has no offers on it and you hold back, you are running the risk of another buyer offering the guide price or higher.

Know what's included in the sale

Before you bid, be sure of what is and isn't included in the sale. Remember, some free standing items that match paint or carpets can sometimes be purchased from the vendor when the sale closes.

Get your legal affairs in order

If your offer is accepted, you want the vendor to know how serious you are and not have them thinking of you as an unstable buyer.

Your deposit and solicitor's details should be ready to hand over to us as soon as you have been told you are sale agreed.

A good and reputable solicitor is extremely important when you are purchasing and could mean the difference between a sale going through with ease or falling through.

Remember stamp duty

It's important that you know the rate of stamp duty that applies to you before you begin to make offers on properties.

A lot of sales fall through because buyers get caught up in the excitement of buying a house and forget they will also have to fork out for stamp duty.

Get a good surveyor

Always have a good surveyor check out the property as soon as you are sale agreed. The surveyor is there to give you a more informed professional opinion on the property you are about to purchase. We can recommend surveyors to you if you require assistance.
